New Neighbors. After months of debate around the massive distribution center off Hwy 71, this update lands firmly in the best-case scenario column. Instead of hundreds of daily 18-wheelers, the property is now set to become the global HQ for CesiumAstro.

That means satellites, not semis. CesiumAstro builds the communication systems that connect satellites to Earth and to each other, with the Bee Cave facility focused on research, engineering, and advanced manufacturing.

Founded in Austin in 2017, the company now employs 300+ people, generates nearly $90M in annual revenue, and has raised over $150M. In short: a scaled, well-funded space company choosing Lake Travis as its long-term home - and a telling signal of where this area is headed.

We asked about your New Year’s resolutions, and the answers were refreshingly simple: less social media, more presence, more gratitude, and being intentional instead of “faking it.” No big declarations, just a clear desire to slow down and be a little more thoughtful this year.

A Market of Micro-Markets. Hearing conflicting takes on the Lake Travis housing market? You’re not wrong. This isn’t one market - it’s several, all behaving differently at the same time.

Here’s what’s actually happening around the lake:

The Divide. Waterfront and luxury homes are mostly holding steady, still attracting serious out-of-state buyers. These homes aren’t immune, but they’re far less volatile even with higher rates and more listings. Meanwhile, non-waterfront and newer-build areas are seeing price cuts and longer stints on the market (think 3–4 months). Median prices can swing dramatically depending on which side of the lake - or even which subdivision - you’re on.

The Vibe. Inventory Up, Urgency Down. Across Lake Travis area, homes are sitting longer. Buyers are browsing and negotiating rather than panic-buying.

The Data Noise. Be wary of confusing stats. Because Lake Travis has small transaction volumes, just a few big sales (or lack thereof) can make one month look like a boom and the next like a bust.

What this means for you:

  • Buyers have leverage again, especially off the water.

  • Sellers need realistic pricing and strong presentation right out the gate.

  • Hyper-local comps matter far more right now than broad ZIP-code averages.

Bottom line: Lake Travis isn’t cooling evenly, it’s sorting itself out. In 2026, smart pricing and specific local knowledge will matter more than trying to time the market.

Pit Stop. We finally stopped at Cooper’s Old Time Pit Bar-B-Que on a drive through Llano, and now we understand why people build entire road trips around it.

Opened in 1962, Cooper’s is old-school Texas barbecue in the purest sense - meat cooked low and slow over mesquite, served straight from the pit. You point, they slice, you grab butcher paper and settle in at long communal tables.

The pork chop is the quiet standout, the brisket is deeply smoky without being overworked, and the vibe hasn’t changed much in 60+ years which is exactly the point. Not exactly around the corner from Lake Travis, but if you’re ever heading west, this one earns the detour.

Tiny Learners, Big Plans. LTISD is planning a pre-K expansion for 2026–27, adding new programs at West Cypress Hills and Lakeway Elementary and growing classrooms at existing campuses. Demand is strong, families tend to stay, and this feels like growth finally catching up.
